Costs & Plans
How can Simply List charge no upfront listing fee?
For our sale plans, the Simply List brokerage fee is generally paid at closing instead of when the listing begins. Optional products or third-party services may be charged separately. Your listing agreement and order show the exact amounts that apply.
What is the difference between Without Help and With Help?
Without Help is designed for confident sellers who want MLS exposure and are comfortable handling pricing decisions, communication, offers, and negotiations. With Help adds broker support for pricing, offer review, negotiation, contract preparation, and contract-to-close coordination.
What do the sale plans cost?
Current sale plans are advertised at 0.35% for Without Help and 0.75% for With Help, paid at closing. Optional services are additional. Review the current pricing page and your listing agreement for complete terms.
How does rental pricing work?
The current rental package is $199 upfront plus 5% of one month’s base rent when leased. Optional products and services are additional.
Are there hidden syndication or MLS surcharges?
The services included in each plan are shown before you begin and in the listing agreement. Optional photography, signs, lockboxes, and similar products are priced separately so sellers can choose what they need.
Can I upgrade from Without Help to With Help later?
An eligible seller may request an upgrade before or during the listing. The updated service level and fee must be documented before the additional With Help services begin.
MLS Exposure & Marketing
Will my property be listed in both FMLS and GAMLS?
Eligible Simply List properties are entered in FMLS and GAMLS, giving the listing exposure in the professional systems Georgia real estate agents use every day.
Will my listing appear on Zillow, Realtor.com, and other websites?
When public syndication is selected and permitted, MLS distribution can send the listing to major consumer real estate websites and brokerage sites. Each third-party website controls how quickly it imports and displays MLS data.
Is Zillow the same thing as the MLS?
No. Zillow is a consumer advertising website. FMLS and GAMLS are professional multiple listing services used by real estate brokers and agents to search listings, schedule showings, and manage transaction information.
Can I supply my own photos and description?
Yes. Sellers can provide property photos, public remarks, and detailed listing information through the online workflow. The office reviews the material for MLS and advertising compliance.
Can I order professional photography, a sign, or a lockbox?
Yes. Available optional services can be selected when ordering. Service availability, coverage areas, timing, and current pricing may vary.
Getting Listed
How do I start?
Choose Start a New Listing, select the service level and optional products, then complete the guided agreement, listing details, photos, and approval steps.
How quickly can my listing go live?
Timing depends on receiving a complete agreement, accurate listing details, usable photos, required documents, seller approval, and final office review. Incomplete or noncompliant information can delay publication.
Do I choose the listing price?
Yes. The seller ultimately approves the asking price. With Help sellers may request pricing and CMA guidance; Without Help sellers are responsible for their pricing decision.
Can I review the listing before it is published?
Yes. The customer reviews the buyer-facing draft, including photos, price, public remarks, features, and property facts, before approving it for final office review.
Can I make changes after the listing is live?
Yes. Price, remarks, features, photos, showing information, and status changes can be requested. The office must process changes in the MLS, so they are not always instantaneous on third-party websites.
What types of Georgia property can Simply List handle?
Simply List supports many residential sale, residential income, land/lot, and rental listings. Commercial and unusual property types may require a custom review before ordering.
Showings & Buyer Inquiries
How do buyers and agents contact me?
Buyer agents normally use the private MLS instructions and showing system associated with the listing. Public website inquiries can be routed privately without displaying the seller’s phone number or email address on the listing page.
Do I handle my own showings?
Sellers generally control property access and showing availability. Depending on the setup, showings may be coordinated through ShowingTime, direct instructions, or another approved process.
Can I use a lockbox?
Yes. Sellers may use an approved owner-provided option or order an available SUPRA electronic lockbox service. Access codes and lockbox locations are kept out of the public listing.
Does Simply List screen prospective buyers or tenants?
A listing service does not replace buyer qualification, lender verification, tenant screening, or legal advice. Sellers should use appropriate professionals and lawful screening criteria.
Offers, Contracts & Closing
What happens when I receive an offer?
Ask the buyer or buyer’s agent to submit the complete written offer, then send it through the secure transaction process. With Help sellers receive offer and negotiation assistance according to their plan.
What contract support is included with With Help?
With Help generally includes offer review, negotiation assistance, professional contract preparation, transaction guidance, and contract-to-close coordination within the terms of the listing agreement.
What does a Without Help seller handle?
Without Help sellers generally make their own pricing, offer-evaluation, negotiation, and transaction decisions. Simply List performs the brokerage and MLS services stated in the agreement and processes required transaction information.
Does a Georgia broker have to sign a contract for it to be binding?
A broker’s signature is generally not what binds a Georgia purchase agreement. Binding commonly depends on the buyer and seller signing and receiving notice or copies as required by the agreement. Contract questions depend on the specific document and facts, so obtain legal advice when needed.
Is buyer-broker compensation included in the Simply List fee?
No. Any compensation offered to or negotiated with a buyer’s broker is separate from the Simply List listing fee and is negotiable. The amount, if any, should be addressed in the applicable agreements.
Who chooses the closing attorney?
Georgia closings are handled by an attorney. The contract and transaction circumstances determine the closing attorney, and the parties should confirm responsibilities, timing, and wiring instructions directly with the closing office.
Service & Support
Is Simply List a licensed Georgia brokerage?
Yes. Simply List is a Georgia real estate brokerage based in Marietta and has served Georgia sellers since 2007. Licensing information appears on the website footer and company pages.
Will I work with a real person?
Yes. Simply List is a locally operated family brokerage. Customers communicate with the office team rather than an anonymous national call center.
What are the regular office hours?
Regular office hours are Monday through Friday, 9:00 AM to 5:00 PM. With Help sellers actively negotiating time-sensitive contract terms may receive assistance outside regular hours as provided by their service agreement.
Is Simply List right for every seller?
No single service fits everyone. Simply List is best for sellers who want to keep more control and equity while using professional MLS exposure. Sellers who want an agent to personally manage every preparation, showing, and decision may prefer a traditional full-service arrangement.
