The Simply List customer workspace brings listing setup, documents, messages, leads, services, and seller tools together around the property. You do not have to maintain a separate spreadsheet for an early proceeds estimate or search several websites for scattered activity numbers.
The Seller Net Sheet helps residential-sale customers organize the financial side of an offer. Performance monitoring helps eligible sale and rental customers understand the activity reported for a published listing. Each tool has a different job, and neither changes the MLS listing by itself.

Purchase price alone does not tell you what you may receive. The net sheet walks through common seller credits, closing charges, prorated taxes, loan payoffs, liens, and the Simply List commission attached to the listing plan.

After an eligible listing is published and connected to ListTrac, the workspace begins retaining activity reported by participating websites and MLS-connected tools. The dashboard presents lifetime totals, recent activity, a trend view, and available source detail.

It provides a guided, editable planning estimate using the transaction figures you enter.
What it does not do
It does not replace an attorney's settlement statement, calculate every possible legal or tax consequence, or guarantee proceeds.
What performance reporting does
It organizes the listing activity that participating providers report through ListTrac.
What it does not do
It does not identify every viewer, include every real estate website, or guarantee inquiries, showings, offers, or a sale.

Is the Seller Net Sheet a final settlement statement?
No. It is a planning estimate based on the amounts entered by the seller. The closing attorney prepares the final settlement statement and determines the actual prorations, payoffs, taxes, credits, fees, and disbursement.
Does the net sheet change my listing or accounting record?
No. The calculator is private to the listing workspace and does not change the listing, contract, closing date, commission record, or office accounting.
Can rental customers use the Seller Net Sheet?
The current net sheet is designed for residential-sale closings. Rental customers can use the listing-performance dashboard when performance reporting is connected to their published rental listing.
What activity can the performance dashboard show?
It can show views, inquiries, favorites, shares, gallery activity, and virtual-tour activity reported to ListTrac by participating real estate websites and MLS-connected tools. Available metrics vary by reporting source.
Are listing views the same as unique buyers?
No. Activity totals are reported events, not a verified count of unique people. One person may create more than one event, and not every website reports every activity type.
When does performance reporting begin?
Reporting begins after the listing is published, the office connects the correct MLS listing number, and ListTrac receives activity from a participating source. The dashboard then builds a retained reporting history automatically.
