What a CMA tells you

A Comparative Market Analysis compares your property with similar homes that recently sold, are currently for sale, or were listed but did not sell. The goal is to help you understand where your property may fit in the current market.

Our RPR CMA can bring together subject-property information, comparable-property details, market trends, comp statistics, and pricing strategy in one report. It is designed to support a thoughtful pricing decision-not replace your judgment.

Pricing guidance without an in-home appointment

Simply List does not visit or inspect the property. The quality of the analysis depends on complete, accurate information and the availability of relevant comparable properties.

Know the limits

A CMA is guidance-not an appraisal or guarantee

We do not perform an in-person inspection, measure the home, verify permits, or evaluate hidden defects. Renovations, condition, view, lot characteristics, unusual features, and rapidly changing market conditions can materially affect value.

A CMA is a broker pricing opinion based on information available at the time it is prepared. A buyer, appraiser, lender, or the market may reach a different conclusion.

Before you request a CMA

Is this an instant online home-value estimate?

No. Automated estimates can miss condition and local context. The With Help CMA is prepared from the information available for your home and relevant market comparisons.

Do you come to the property?

No. Simply List does not visit the home for this service. Please provide accurate, complete information and tell us about meaningful improvements or condition issues.

Is the CMA included with every plan?

No. CMA and pricing guidance may be requested with the With Help service. Without Help sellers choose and manage their own pricing strategy.

Who chooses the list price?

You do. The CMA helps inform the decision, but the seller approves the final asking price.
