What does Better Than Flat Fee MLS mean?
It means sellers should compare the complete system around the MLS entry, not only the advertised price. Simply List combines professional distribution, property presentation, approval controls, performance information, transaction organization, and support choices in one service.
Does Simply List include both FMLS and GAMLS?
Eligible listings are entered in both FMLS and GAMLS. Each MLS has its own rules, coverage, members, technology, and distribution settings. Membership totals can overlap and should not be added together as a unique audience.
Where can a Simply List property appear online?
Eligible listings can be distributed from the MLS systems to participating consumer real estate websites. The exact destinations, timing, and displayed fields depend on MLS rules, seller settings, listing status, and each receiving website.
Can sellers see how a listing is performing?
Eligible customers receive Listing Insights in their workspace. Available reporting can include views, saves, shares, and inquiries gathered from connected listing-performance sources. The dashboard helps sellers follow interest over time but does not guarantee a sale.
Do sellers control the listing before it is published?
Yes. Sellers provide and review the property information, remarks, features, and photo order before approving the draft for office publication. Published changes are submitted to the office because MLS updates are not automatic.
What is the difference between Without Help and With Help?
Both sale plans use the same listing and marketing foundation. Without Help is for sellers prepared to manage pricing, inquiries, offers, negotiation, and contracts. With Help adds licensed Georgia broker guidance for those parts of the transaction.
