Dashboard Help and Troubleshooting

Practical help with your account, submissions, queue, and listing tools.

Why can’t I see my listing after signing in?

Use the account email entered at checkout. An agreement signer may have a different email. If your listing is missing, contact the office with the property address and your account email so we can check access. Do not place another order.

How do I change my account email?

Open My Profile, enter your new email, and follow the confirmation instructions sent to that address. Keep using your current email until the change is confirmed. Check junk mail if the confirmation does not arrive.

What if I forgot my password?

Choose the password reset option on the sign-in page and enter your account email. Check your inbox and junk folder for the reset link. Never send your password or reset link to someone else.

How do I finish uploading and arranging my photos?

Upload your photos, open Edit / Arrange, put them in your preferred order, and choose Save Photo Order. Then choose Mark Finished when the photos are ready for the office.

Why are my photos uploaded but not marked finished?

Uploading saves the photos, but it does not complete the photo step. Check the order, save it, and choose Mark Finished. If that does not work, contact Website Help with the error shown.

How do I choose my main listing photo?

Place the preferred photo first in Edit / Arrange and save the photo order. Photos must meet MLS requirements. Changes to an active listing may require office processing and additional time for other websites to refresh.

What should I do if a photo or document will not upload?

Check the file requirements shown beside the upload tool and your internet connection. Note the exact error and whether any files succeeded. Contact Website Help with the property address, device, browser, time, and error message. Do not send sensitive documents in the AI chat.

How do I submit a disclosure or contract document?

Open your listing’s Documents section. Use Upload PDF for a disclosure or Submit Contract Document for a contract, and complete the requested fields. A received file is not confirmation that the office has processed it or changed the listing status.

What if I uploaded the wrong document?

Message Simply List from the listing file and identify the incorrect upload. Submit the correct document through the appropriate upload tool. Do not assume a new upload automatically replaces the earlier file.

Why did a security or firewall page block my upload?

A security check may block a legitimate request. Record the block ID, time, page address, and what you were trying to upload, then contact Website Help. Do not disable your security settings or repeatedly submit the same request.

What happens after I approve my listing draft?

Your submitted listing enters the office work queue. Approval does not immediately publish it to the MLS. The office processes the submission and may ask you to correct missing or noncompliant information.

How do I resubmit after a compliance correction request?

Read the correction notice, make the requested changes, and choose Resubmit for compliance review. Saving an edit alone does not resubmit the file. Message Simply List if you need help understanding what must be corrected.

Why did my queue position change after resubmitting?

Each new submission or resubmission receives a new place in the work queue. An earlier listing date or a previous queue position does not carry forward to the new request.

When will my weekend submission be completed?

Submissions received after noon Friday or during the weekend enter the Monday queue. Saturday and Sunday submissions count as Monday submissions and must be completed by Tuesday. All cutoffs use Eastern time, regardless of your account or device time zone.

Why is my old price still showing after I submitted a change?

Submitting a price change sends the request to the office. The current published price remains until the change is processed. Other listing websites may take additional time to display the updated information.

Can I change the security deposit when I change my rental price?

Yes. When requesting a rental price change, choose whether you also want to change the security deposit. If you choose Yes, enter the new deposit amount as well as the new rent. Choose No to leave the deposit unchanged.

Why does my agreement still show incomplete after I signed?

Check whether all required signers have completed the agreement. Keep your signing confirmation and contact the office if the dashboard still shows incomplete. Do not create a second agreement just to clear the status.

Why do I see a notification but not the item I expected?

Check the relevant Messages, Documents, or other section of your listing. Save any unfinished work, then refresh once. If the notification still does not lead to the expected item, contact Website Help with its wording and the property address.

Should I use listing messages, Website Help, or the AI assistant?

Use listing messages for questions or instructions about your property file. Use Website Help when a site feature is not working. The AI assistant can explain services and common steps, but it cannot submit changes, send a message for you, or confirm that the office has completed a task.

What can the AI assistant see about my listing?

When you are signed in and using an authorized listing file, the assistant can use its status and a limited set of your recorded actions to help explain the next step. It cannot read uploaded documents, private office notes, raw server error logs, or unsaved changes. An upload record alone does not mean the entire step is complete.

How do agents work with Simply List on an offer?

With Help sellers are clients: communicate directly with Simply List for negotiation and contract coordination under the signed agreement. Without Help sellers are customers: negotiate with the seller or their authorized representative; Simply List does not negotiate for them and provides the applicable broker acknowledgment after all buyer and seller parties sign. Mark the actual relationship correctly. The office will require correction before signing paperwork that incorrectly states client representation. Compensation is negotiable on every listing. Any agreed seller-paid buyer brokerage compensation is paid by the seller, not Simply List; include the applicable compensation exhibit or agreement. These service descriptions follow the signed brokerage agreement. Georgia distinguishes clients, customers and ministerial acts in O.C.G.A. § 10-6A-3.

Does Simply List’s later sign-off change the Binding Agreement Date?

A later broker acknowledgment does not by itself reset an already established Binding Agreement Date or restart contract deadlines. O.C.G.A. § 13-3-2 requires the parties’ assent to the terms; it does not establish a universal broker-signature date. For GAR contracts, acceptance and delivery of notice under the agreement determine the Binding Agreement Date. The specific contract controls, including any express broker-approval condition. Without Help sellers are customers, so do not assume delivery to Simply List is delivery to the seller or an authorized notice recipient. Our office signs the applicable broker acknowledgment after all buyer and seller parties have signed and the paperwork accurately states our role. What brokerage relationship comes with each plan?

Without Help establishes a customer relationship: Simply List provides transaction brokerage services without representing you as a seller client. With Help establishes a client relationship with seller representation under your signed agreement.

What is Simply List?

Simply List is a Georgia real estate brokerage that gives owners professional MLS exposure with a choice of service levels. The online workspace guides the customer through the agreement, property details, photos, documents, listing approval, changes, and closing.

Are Simply List and Listed Simply the same company?

No. Simply List and Listed Simply are separate businesses. Simply List is a Georgia real estate brokerage headquartered in Marietta and has served Georgia sellers since 2007. Listed Simply identifies Capital Realty Group, Inc. as its operator, publishes a San Diego headquarters address, and displays Georgia broker license 80279. Review the company name, licensed brokerage, MLS coverage, order, and agreement carefully when comparing providers.

What is the difference between Without Help and With Help?

Without Help is designed for confident sellers who will handle pricing decisions, communications, offer evaluation, and negotiations. With Help adds the broker support described in the current plan, including pricing guidance when requested, offer assistance, negotiation, contract preparation, and transaction coordination.

What do the sale plans cost?

Current sale plan pricing and included services are shown on the Pricing page before an order begins. The selected plan, optional products, taxes, shipping, and any closing-based fee are also itemized in the order and listing agreement.

How does rental pricing work?

The current rental order includes the initial listing charge shown at checkout. After a lease is signed, the office records the final monthly rent and the account is invoiced for the rental commission stated in the agreement, currently 5% of one month's base rent.

How can Simply List charge no upfront sale listing fee?

For eligible sale plans, the brokerage listing fee is generally collected at closing instead of when the listing begins. Optional products, shipping, taxes, or third-party services may be due earlier. The order and agreement control the exact amounts.

Will my property be listed in both FMLS and GAMLS?

Eligible properties are entered in FMLS and GAMLS. Property type, service area, MLS rules, and the information supplied by the owner can affect how a particular listing is entered and distributed.

Will my listing appear on Zillow, Realtor.com, and other websites?

When public distribution is selected and permitted, the MLS can syndicate the listing to major consumer and brokerage websites. Each outside website controls its own import schedule, display fields, and refresh timing, so changes are not always immediate.

Can I downgrade from With Help to Without Help?

No. Plan changes are upgrade-only. You may request an upgrade from Without Help to With Help, but With Help cannot be downgraded to Without Help. Contact the office through your listing dashboard to arrange an upgrade and confirm the updated agreement and fee.

Can I upgrade from Without Help to With Help?

Yes. You may request an upgrade from Without Help to With Help through your listing dashboard. The office confirms the updated service level, fee, and agreement before the additional services begin. Plan changes are upgrade-only: downgrades are not permitted, and With Help cannot be changed to Without Help.

How do I start a new listing?

Choose Start My Listing and sign in or create an account. Select Continue to Listing Details, then follow four steps: Choose plan, Property and owners, Optional extras, and Review order. Check your selections and charges, complete the required acknowledgements, then choose Continue to Secure Payment if money is due or Confirm Listing Order if nothing is due today. Wait for confirmation before continuing to your listing workspace.

Can I save my listing order and finish later?

Yes. Choose Save Draft to save your current order details before leaving. Moving between steps keeps entries in the current form but does not replace saving. Wait for the save confirmation; an unsaved-changes notice means your latest edits still need to be saved. Saving a draft does not complete checkout or submit the property for MLS publication.

Can I change my choices before placing the order?

Yes. Use Back or an earlier step in the order navigation to change your plan, property details, owners, or extras. Review the updated selections and amount due before confirming. The form may ask you to complete required fields before moving forward.

Why can my sale order have an amount due today?

The sale brokerage fee is paid at closing under your selected plan and agreement. Optional extras can create a charge today. Review the selected plan, purchases, shipping, taxes, refundable deposits, and total shown before confirming. A zero-dollar order still needs to be confirmed; it does not mean the closing fee is waived.

Does completing my order make my listing live?

No. Completing the order creates the listing workflow. Follow your dashboard instructions for the agreement, property information, photos, required documents, and draft approval. Publication takes place after the file is ready and the office processes it.

How quickly can my listing go live?

Publication depends on a completed agreement, usable photos, accurate property details, any file-specific required documents, customer approval of the draft, and final office processing. After the proof is approved, the dashboard shows that the listing is in the publishing queue and provides the expected timing.

Account and Listing Workspace

Signing in, completing the listing journey, sending changes, and getting help.

Do I need an account to place an order?

Yes. The account connects the payment, agreement, property file, messages, documents, and future updates to the correct customer. If checkout starts while signed out, the order flow asks the customer to sign in or create an account before completion.

What is My Listings?

My Listings is the customer home screen. It shows open and historical property files, the current file status, the next required step, and a direct path into each listing workspace.

What do the numbered badges mean?

A badge means a section needs attention or contains something new, such as an unread message, a new lead, a document notice, or an outstanding listing step. Opening the section explains the specific item.

Can I review the listing before it is published?

Yes. The customer can review the buyer-facing proof, including price, photos, remarks, features, and property facts. Approving the proof places the file in the office publishing queue; it does not publish the MLS listing automatically.

Can I change my listing after it is active?

Yes. Use Edit Listing for property information or price and use the appropriate workspace tool for photos, documents, services, or cancellation. The dashboard preserves the request and shows its progress.

Does submitting a change update the MLS automatically?

No. A submitted change enters the office queue. The customer workspace shows that it is waiting, its queue position when available, and when it has been processed. The MLS and third-party websites change only after office processing and downstream refreshes.

Why should I use dashboard messages instead of email?

Dashboard messages keep communication with the correct property file, preserve the history for the customer and office, and reduce the chance that an important instruction is separated from the transaction. Notification emails direct the customer back to the secure workspace.

How do I cancel a listing or let it expire?

Open the property workspace and choose the cancellation or expiration option. Cancel Now requires the applicable signed termination and any required payment. Let Expire keeps the listing active until its scheduled expiration and labels the file for the office.

What happens if I stop working on an unfinished listing?

The dashboard may send reminders when a required customer step remains incomplete. If there is no additional activity or confirmation, the incomplete workflow may be cancelled and moved to Archived after 30 days of inactivity. Archived is a recoverable file status; it is not permanent deletion.

How do I keep an unfinished listing from being archived?

Open the secure link in the reminder, sign in, and choose Yes, Keep My Listing in the listing popup. That confirmation restarts the 30-day inactivity period. It does not submit or publish the listing, change its MLS status, alter saved information, waive a fee or deadline, or amend an agreement. Completing the required step also moves the listing forward.

Does archiving delete my listing, documents, or payment history?

No. Archiving removes an inactive, unfinished file from the open workflow without permanently deleting the file. Listing, order, payment, communication, document, activity, and transaction records may remain based on the record type, brokerage requirements, the Privacy Policy, and lawful retention exceptions. Contact the office if you need help reopening or locating an archived file.

Can I ask Simply List to permanently delete a listing or account record?

You may contact the office to request a review. Some information cannot be deleted immediately because the brokerage may need to retain listing, transaction, payment, tax, communication, security, or audit records. Information retained independently by an MLS, syndicated website, public-record source, closing participant, or other third party is controlled by that party. The Privacy Policy explains the applicable limits and choices.

What can I access after the file closes?

The closed workspace keeps the customer's own uploads, applicable contract documents, disclosures, receipts, and settlement statement when one applies. The working contract-form library and brokerage agreement are removed from the customer view after closing. Listing information and the primary photograph may remain, while secondary listing photographs are scheduled for permanent deletion 30 days after file closure, subject to backup, legal-hold, dispute, operational, and recordkeeping requirements.

How do I get help?

Use the searchable Help section in the listing workspace for process questions, dashboard messaging for property-specific communication, and the website support ticket for a technical problem. Regular office hours are Monday through Friday, 9:00 AM to 5:00 PM.

Home Value and Pricing

Pricing evidence, comparable sales, improvements, and value estimates.

How much is my home worth?

A useful estimate starts with recent comparable sales, current competition, property facts, condition, location, and market direction. With Help customers may request a CMA-style pricing report. It is an informed estimate, not an appraisal or a guarantee of the final sale price.

How is a home value calculated?

Market value is estimated by comparing the property with similar recent sales and adjusting for meaningful differences such as size, condition, lot, features, location, and timing. The strongest evidence usually comes from properties a likely buyer would view as reasonable alternatives.

What is a comparative market analysis?

A comparative market analysis, or CMA, organizes relevant sold, pending, and active listings to help estimate a competitive price range. It combines market evidence with professional judgment and is different from a licensed appraisal.

What is the difference between a CMA and an appraisal?

A CMA is a broker's or agent's pricing analysis used to guide a listing or offer decision. An appraisal is a formal valuation prepared by a licensed or certified appraiser, commonly for a lender. The methods can overlap, but the purpose and authority are different.

Which comparable sales should be used to price my home?

Prioritize recent sales with a similar property type, location, size, age, condition, lot, and key features. A geographically close property is not automatically comparable if buyers would place it in a different market segment.

How far back should comparable sales go?

Recent sales generally reflect the current market best. When few similar properties have sold, the search may need to extend farther back or outward, with added attention to changes in market conditions and neighborhood boundaries.

How does price per square foot affect value?

Price per square foot can be a useful comparison within a tightly similar group, but it should not be applied by itself. Condition, layout, lot, updates, property type, location, and which square footage is counted can materially change the result.

What improvements add the most resale value?

The best return often comes from repairs, clean presentation, fresh paint where needed, functional systems, curb appeal, and updates that match buyer expectations for the area. Cost does not equal value, so compare likely buyer impact with the expense before starting a major project.

Does an online home estimate accurately reflect market value?

An automated estimate can be a useful starting point, but it may miss condition, renovations, view, lot differences, local boundaries, or inaccurate public data. Compare it with recent relevant sales and verify the underlying property facts.

How often does a home value change?

Value can change whenever inventory, buyer demand, financing conditions, property condition, or nearby sales change. Review the pricing evidence again if the property has been exposed to the market without the expected response or if market conditions shift.

Preparing to Sell

Repairs, disclosures, photography, remarks, showings, and occupied properties.

What should I do before listing my home?

Confirm ownership and signing authority, decide on price and showing access, complete important repairs, clean and declutter, prepare photos and property facts, gather relevant documents, and understand the plan responsibilities before approving the listing.

Should I renovate before selling?

Renovate only when the likely improvement in marketability or price reasonably supports the cost, delay, and risk. Many sellers benefit more from targeted repairs and presentation than from a large remodel immediately before listing.

Which repairs should I make before listing?

Start with safety issues, active leaks, broken systems, visible deferred maintenance, and low-cost items that affect first impressions. Consider how a buyer, inspector, appraiser, and lender may view each condition.

Should I sell my home as is?

An as-is strategy may reduce preparation time, but it does not prevent inspections, buyer negotiations, or disclosure duties. Price and marketing should reflect the condition, and the contract should state the parties' actual agreement.

How should I prepare my home for listing photos?

Clean thoroughly, open blinds, turn on lights, remove personal and distracting items, clear counters, make beds, tidy exterior areas, and keep vehicles and people out of the frame. Photograph the rooms and features buyers most need to understand.

Do I need professional real estate photography?

Professional photography is not required, but strong, well-lit images can improve how buyers understand the property online. Simply List offers photography in supported Metro Atlanta counties and qualifying nearby cities.

How do I write effective public remarks?

Lead with specific property features, meaningful improvements, layout, outdoor space, and practical location facts. Keep the language accurate, easy to scan, and focused on the property rather than describing the type of person who should live there.

Which seller disclosures are required in Georgia?

Every Simply List for-sale listing requires a seller disclosure. The seller may satisfy this requirement by completing either the Owner Property Disclosure or the Seller’s Disclosure of Latent Defects. Additional disclosures may apply to the property, including the federal lead-based paint disclosure for most pre-1978 housing, subject to legal exemptions, and file-specific community or county forms. The listing dashboard identifies each required document.

What should I remove or secure before showings?

Secure medications, firearms, documents, financial information, valuables, spare keys, access codes, and personally identifying items. Remove hazards and use showing instructions that protect occupants, pets, and property.

How do I prepare when selling a tenant-occupied property?

Review the lease, notice rights, showing provisions, deposit records, and local requirements before marketing. Coordinate lawful access with the tenant and disclose occupancy accurately so buyers understand timing and possession.

Is Simply List a Better Than Flat Fee MLS company?

Simply List goes beyond a traditional listing-entry service. It is a licensed Georgia brokerage with a seller marketing platform that combines FMLS and GAMLS exposure, listing preparation, approval controls, listing insights, documents, leads, and the level of broker support selected by the seller.

What does Better Than Flat Fee MLS mean?

Better Than Flat Fee MLS describes Simply List's seller marketing platform: FMLS and GAMLS exposure, listing tools, a customer workspace, and the support level you select. It is not a fixed-price fee promise. Sale plans charge a percentage at closing; see current Plans & Pricing for rates and plan details.

How does selling without a traditional listing agent work?

The owner completes more of the preparation, showing, communication, and decision-making while a licensed brokerage performs the services in the listing agreement. Simply List offers different support levels so the seller can choose how much broker help is included.

What is the difference between FMLS and GAMLS?

FMLS and GAMLS are separate Georgia multiple listing services with their own systems, rules, coverage patterns, and member networks. Entering an eligible property in both can broaden professional exposure, but each service controls its own data and distribution.

Will my listing appear on Zillow and Realtor.com?

Eligible public listings commonly syndicate from the MLS to consumer websites. The receiving website decides when to import, refresh, suppress, or display fields, so its timing and presentation may differ from the MLS.

How long does an MLS listing take to publish?

A complete file moves to the office publishing queue after the customer approves the proof. Processing timing is shown in the workspace. Missing information, unusable media, compliance issues, or corrections can delay publication.

How long do MLS changes take to reach real estate websites?

The office must first complete the change in each applicable MLS. Outside websites then retrieve the updated feed on their own schedule. The customer dashboard confirms office processing, but Simply List cannot force an immediate third-party refresh.

Can I change my price after the listing is live?

Yes. Submit the new price through Edit Listing. The request enters the updates queue, where the customer can see that it is waiting and when it has been processed.

How many photos can I place on my listing?

The listing workflow can accept a large photo set, subject to the current MLS maximum and image requirements. Arrange the strongest representative image first and remove duplicates, screenshots, text-heavy graphics, and unusable files.

Does Simply List host my open house?

No. Simply List advertises open houses; we do not host or staff them. You arrange the host and property access. When ordering open house advertising, provide the event details so the office can advertise it.

Does Simply List install signs or lockboxes?

No. Simply List does not install signs or lockboxes and does not visit the property. You arrange installation and follow the supplied instructions. Ordering a sign or lockbox does not include installation.

Does Simply List provide reverse prospecting reports or showing reports?

No. Simply List does not provide reverse prospecting reports or showing reports to users. Listing insights and dashboard tools should not be described as including either of these reports.

How should I choose the first listing photo?

Use a clear, high-quality image focused on the listed property. To satisfy the stricter Georgia MLS standard, the primary image should normally show the full front exterior in daylight and should not contain people, animals, recognizable signage, text, branding, or promotional material. Limited exceptions may apply to qualifying twilight, lakefront, collage, drone, construction, and To Be Built images, subject to office review.

Will Simply List tour my home with an unrepresented buyer?

No. Simply List does not conduct property tours for unrepresented buyers. The owner arranges access and any showing directly. With Help contract and negotiation assistance does not include buyer tours.

Will Simply List visit my property?

No. Simply List does not visit your property. You provide the property information, photos, disclosures, and access arrangements through your listing workspace. With Help provides the offer, negotiation, and contract-paperwork assistance described in the agreement; it does not include property visits.

What is a Supra lockbox?

A Supra lockbox is an electronic key container used for real estate showings. Authorized users access it with a valid electronic credential, and openings can be recorded as part of the access activity. It does not replace the appointment or showing instructions.

What makes a listing stand out online?

Accurate pricing, strong first photos, complete facts, readable remarks, a clear showing process, and fast response to inquiries work together. More words or images are not always better; clarity and relevance matter most.

Advertising and Media Rules

The stricter applicable FMLS and Georgia MLS standard for photos, virtual staging, remarks, tours, documents, and listing changes.

Why does Simply List review advertising content before publishing it?

Listings may be entered in both FMLS and Georgia MLS, also called GAMLS. When their requirements differ, Simply List applies the more restrictive applicable rule so one compliant set of content can be used in both systems. The office may hold, crop, omit, or return misleading, unrelated, promotional, discriminatory, private, or noncompliant material. The seller remains responsible for the facts and usage rights supplied, while the brokerage remains responsible for the listing it publishes.

Which MLS rule applies when FMLS and Georgia MLS have different requirements?

The rule for the MLS receiving the listing always applies. For content intended for both systems, Simply List normally uses the stricter requirement. This combined standard may be more restrictive than what one MLS would permit by itself, and the office may require a correction before publication or an update.

Can text, a logo, watermark, phone number, email address, website, or QR code appear on an MLS photo?

No. Submit a clean image without superimposed text, contact information, branding, a recognizable sign, URL, QR code, price banner, marketing message, decorative frame, watermark, time stamp, false-color treatment, or other promotional overlay. A required virtual-staging disclosure belongs in Public Remarks, not across the image.

What does Georgia MLS require for the primary listing photo?

The primary photo should focus on the listed property and normally show the full front exterior in daylight. It must be clear enough to reproduce and must not contain people, animals, recognizable signage, text, branding, or promotional material. A drone primary image must face the front rather than look straight down. Qualifying twilight, lakefront, collage, construction, and To Be Built images are reviewed under their specific rules.

What may appear in another MLS listing photo?

A photo should show the subject property or a directly associated property attribute. Do not submit unrelated stock images, advertisements, business cards, agent portraits, screenshots, general neighborhood landmarks, people, or animals. An amenity or limited construction image may be used only when it accurately represents the listed property and the office confirms that the applicable MLS permits it.

Can I use virtually staged photos?

Yes, only when the result is nondeceptive and represents the actual property. Every virtually staged image must be identified in Public Remarks. To meet the stricter Georgia MLS requirement, include the current unstaged image immediately before or after each staged image. If the primary photo is virtually staged, the before and after images must appear together in a collage.

What must be included with a virtually staged room makeover?

Include the current image immediately before or after the edited version, even when the edit changes wall color, flooring, countertops, landscaping, furnishings, artwork, rugs, mirrors, or plants. The pair lets a viewer compare the property as it exists with the conceptual version. The disclosure in Public Remarks is still required.

What changes are prohibited in a virtually staged or digitally edited image?

Do not change the accuracy of the property. Do not create rooms, windows, views, permanent fixtures, additions, finishes, or structural features that do not exist. May I improve brightness, crop, or straighten a listing photo?

Basic cropping, straightening, exposure correction, and similar presentation edits may be accepted when they do not change the property. Decorative frames, watermarks, time stamps, false-color treatments, deceptive sky replacement, and edits that remove or invent material objects are not accepted. Submit the original with any edit that could affect a buyer's understanding.

Can I use a floor plan, rendering, sketch, or builder image?

The media must represent the specific property and cannot contain promotional text. For a Georgia MLS To Be Built listing, the price must include the lot and planned structure, the condition must be entered as To Be Built, a plan must be available, and Public Remarks must begin with “Pre Construction. To Be Built.” The primary image must be a rendering of that specific plan, not a photograph of a similar property.

What may be written in a photo caption?

A photo caption may describe only the property attribute shown, such as Primary Bedroom, Renovated Kitchen, or Community Pool. Do not place names, contact information, links, calls to action, showing instructions, incentives, or unrelated promotional language in a caption.

What rules apply to a virtual tour or video?

A tour must focus on the property and remain accurate. Remove superimposed text, branding, contact information, promotional links, lead forms, and unrelated material from the MLS version. Any permitted text should describe only a property attribute. The office may require an unbranded tour link separate from a seller's social or promotional version.

What cannot be included in Public Remarks?

Do not include names, phone numbers, email addresses, websites, links, QR codes, self-promotion, access codes, alarm details, lockbox information, private showing instructions, statements that the listing is unavailable, broker compensation, agent bonuses or incentives, or language that states a preference or limitation based on a protected characteristic. Public Remarks should accurately describe the property and appropriate public terms.

Can an offer of buyer-broker compensation appear anywhere in the MLS listing?

No. Georgia MLS prohibits offers of compensation in listing text, remarks, directions, photos, documents, links, ShowingTime, and other products connected to the MLS listing. Do not upload a form or disclosure containing an offer of brokerage compensation for public MLS attachment. A specific buyer concession may be addressed when permitted, but it cannot be used to advertise compensation to a broker or agent.

Can showing instructions or security information be placed in Directions?

No. Directions should help a person locate the property. Gate codes, alarm details, lockbox locations, occupant information, and other private showing instructions belong only in the secure fields or showing system selected by the office.

What documents may be attached to an MLS listing?

An attached document must relate directly to the subject property and must be appropriate for public distribution. A disclosure, survey, floor plan, or property-specific community record may qualify. Do not submit general advertising, service promotions, private transaction records, or any document containing contact information, an offer of broker compensation, confidential information, or material that should not be public.

May I use photos or media created by someone else?

Only submit media you created or have permission or a valid license to use for this listing. Do not copy images from another listing, photographer, builder, website, map service, or social account without written authority from the rights holder. Uploading media authorizes Simply List and the applicable MLS to reproduce, display, distribute, and retain it under their rules. Georgia MLS states that submitted listing content becomes its property at the time of submission.

Can I remove the primary photo or other listing media later?

The primary photo cannot simply be removed; it must be replaced with another compliant primary image. Georgia MLS also prohibits removing listing content when doing so reduces the listing's quality or accuracy. Send the replacement and reason through the Listing Dashboard so the office can preserve the required record and update each MLS correctly.

How quickly must a residential listing receive a primary photo?

Georgia MLS requires an active residential listing to have a primary photo within 10 business days after entry. A listing intentionally published without a primary photo requires the seller's written authorization and may still be limited by another applicable rule. Simply List may require a compliant primary image before publication to prevent fines and incomplete syndication.

Do Fair Housing rules apply to photos and listing advertising?

Yes. Fair Housing requirements apply to words, images, symbols, targeting, and the overall message. Describe the property rather than the preferred buyer, tenant, household, religion, race, national origin, sex, disability, or family type. Simply List may remove or return material that creates a discriminatory preference, limitation, or implication.

Can a Coming Soon property be advertised or shown?

The property cannot be shown or inspected while it remains in Coming Soon or Hold status. Georgia MLS limits Coming Soon to 30 days and keeps that status visible only to its members. Public marketing can also trigger the requirement to submit the listing to the MLS within one business day, so coordinate signs, social posts, websites, email marketing, and launch timing with the office before advertising.

How quickly must a new residential listing be submitted to Georgia MLS?

A required Exclusive Right to Sell residential listing generally must be entered within 48 hours after the necessary signatures are obtained, excluding the periods identified in the Georgia MLS rule. Public marketing can create a shorter one-business-day submission deadline. Complete the property information, photos, agreement, and proof review promptly, and do not begin separate public marketing without coordinating with the office.

How quickly must I send the office a price, status, or listing change?

Send written authorization immediately. Georgia MLS requires a change to the listing agreement, price, or status to be reflected within one business day or 24 hours after the broker receives the seller's authorization, subject to the rule's stated weekend and holiday treatment. The office processing queue and third-party website refresh times are separate.

Why does the office require a proposed closing date when a listing goes under contract?

Georgia MLS requires a proposed closing date when a listing changes to Under Contract, Pending Offer Approval, Active Under Contract, or Lease Purchase. If the date changes, send the signed amendment and updated date immediately. The MLS uses that date for status reminders, and an overdue status can create a compliance issue.

Can a property be entered in more than one MLS category?

Usually no. Georgia MLS allows only limited category combinations, including Residential Sale with Land, Residential Sale with Residential Lease, and Commercial Sale with Commercial Lease, plus certain listings offering genuinely different acreages and prices. The office determines the correct classification and may require an incorrect duplicate to be withdrawn.

What if the owner has an equitable interest rather than recorded title?

Tell the office before publication and provide the ownership and authority records requested. Georgia MLS requires an owner's equitable interest to be disclosed in Private Remarks. Do not place private ownership documentation or sensitive details in Public Remarks.

What happens if the media or wording I submit does not meet the rules?

The item may be held from publication and returned with a correction request. Replace the affected image or revise the wording in the Listing Dashboard. Publication timing begins after the required listing material is complete, usable, and ready for office processing.

The dashboard keeps the inquiry with the correct file so the seller can review the available contact information and follow up.

Why do Zillow, Homes.com, and other consumer websites show the listing broker instead of my contact information?

MLS data rules do not allow a seller's personal contact information to pass through the MLS feed to consumer real estate websites. The licensed listing broker and agent information is supplied with the listing instead. As a result, an inquiry made on Zillow, Homes.com, or another website may first reach Simply List or another recipient selected by that website rather than going directly to the seller.

Does Simply List verify or qualify every lead?

No. Simply List forwards the information received, but an inquiry is not proof of identity, financing, motivation, or ability to complete a transaction. Sellers should respond carefully, protect private information, and use appropriate buyer qualification, lender verification, tenant screening, and professional advice.

How are leads received by Simply List delivered to me?

What is an appraisal contingency?

An appraisal contingency can give the buyer rights if the property does not appraise at the required value. The exact options, deadlines, and obligations depend on the contract language and financing terms.

What is a financing contingency?

A financing contingency makes the purchase subject to specified loan terms or approval requirements. It usually includes deadlines and buyer duties. Read the actual clause because the protection is not unlimited.

What is a due diligence period in Georgia?

In many Georgia contracts, due diligence is a negotiated period in which the buyer may inspect and decide whether to proceed under the written terms. Dates, fees, notice requirements, and termination rights come from the signed agreement.

What is earnest money?

Earnest money is a deposit delivered under the contract to show the buyer's commitment. The agreement identifies the holder, deadline, amount, and circumstances under which it may be returned, credited, or disputed.

Should I pay buyer closing costs?

Who chooses the closing attorney in Georgia?

Georgia real estate closings are handled by an attorney. The contract and transaction circumstances determine the selected firm and responsibilities. Confirm wiring instructions and closing logistics directly with the closing office using trusted contact information.

Can the closing date be changed?

Yes, when the parties properly agree in writing. Upload the amendment and update the closing information in the workspace. The office can also correct the recorded date so reminders, closing views, and post-closing tasks use the current contract date.

What is a settlement statement?

A settlement statement itemizes the money charged, credited, and disbursed at closing. Depending on the transaction it may be an ALTA settlement statement, Closing Disclosure, or another closing record.

What is title insurance?

Title insurance protects against certain covered title defects. An owner policy protects the buyer's interest, while a lender policy protects the lender. Coverage, exclusions, and cost come from the actual policy and closing file.

What can delay a real estate closing?

What happens during the final walkthrough?

The buyer typically confirms shortly before closing that the property remains in the expected condition, agreed repairs are complete, and included items remain. The contract controls the buyer's rights and the seller's obligations.

When does the seller receive sale proceeds?

The closing attorney disburses proceeds after the closing requirements are satisfied and the transaction is ready to fund. Timing can vary, so the seller should confirm delivery and wiring procedures with the closing office.

What documents should a seller keep after closing?

How long does Simply List retain transaction documents?

Simply List organizes confidential contract documents by buyer file. Covered brokerage transaction records must be retained for at least three years. Stored buyer contract attachments are generally scheduled for permanent deletion after at least three years from that buyer contract's termination or the listing file's final closing or withdrawal, unless a legal hold, open dispute, investigation, or longer recordkeeping requirement applies. Limited audit information may remain. Customers should download and keep their own complete transaction and closing records.

How do I relist a previous rental?

What information should be updated for a rental relisting?

Pricing, available dates, deposits, public remarks, and current contact information do not copy from the old file. Enter them fresh. Review all other prefilled facts because property condition, features, rules, and access may have changed.

What rental disclosures should be public?

When should a rental listing be closed?

Close the rental listing after the lease is fully signed, the final rent and transaction information are recorded, required office tasks are complete, and the MLS status is updated. A rental does not require a sale settlement statement.

What rental documents should remain private?

Applications, screening material, identification, leases, financial records, contact details, and supporting documents should remain restricted to authorized users and office staff. Do not place confidential information in public remarks or public downloads.

What is a property disclosure statement?

A property disclosure statement is an owner's written description of known property conditions and history. It can help buyers evaluate the property, but it does not replace inspections or other due diligence.

When is a lead-based paint disclosure required?

Federal disclosure requirements generally apply before a buyer or tenant is obligated for most housing built before 1978, subject to exemptions. The age, property type, and transaction matter, so obtain legal guidance when uncertain.

How does corporate ownership affect a real estate sale?

The agreement and closing documents must identify the legal owner correctly, and an individual must sign with authority for the entity. The file may require formation records, a resolution, or other evidence of signing authority.

What proves signing authority for a company-owned property?

Acceptable evidence depends on the entity and circumstances. It may include formation or governance documents, a corporate resolution naming the signer, or other records accepted by the brokerage and closing attorney. A general resolution can be stored at the account level for reuse when appropriate.

What proves signing authority for an estate-owned property?

An estate commonly needs court-issued Letters Testamentary or Letters of Administration showing the personal representative's authority. The deed, probate status, will, court orders, and closing attorney requirements may also matter.

Can more than one owner sign a listing agreement?

Yes. All required owners or authorized representatives should be identified with their legal signing names and complete the appropriate agreement. The system selects the supported signing route from the owners already recorded on the file.

What is a homeowners association resale package?

An HOA resale package can include governing documents, fees, assessments, account status, transfer requirements, and other association information needed for a sale. Requirements and terminology vary by association and property type.

What is a property lien?

A lien is a legal claim against property that can affect title or sale proceeds. Mortgages, taxes, judgments, association claims, and contractor claims are common examples. The closing attorney examines title and payoff requirements.

What is an easement?

An easement gives someone a defined right to use part of another property for access, utilities, drainage, or another purpose. Recorded documents, surveys, and actual use help explain its location and effect.

When should I consult a real estate attorney?

Consult an attorney when you need legal advice, contract interpretation, ownership or authority guidance, title help, dispute advice, unusual terms, or an explanation of legal rights. A brokerage cannot provide legal advice.

Can I review the proposed listing agreement before I sign it?

Yes. The agreement setup and review process lets the seller confirm the property, ownership, price, service level, fees, and other information before the agreement is sent for signature. Read the complete generated agreement and ask questions before signing because the signed agreement controls the file.

How is the With Help fee calculated when the buyer has a broker?

Under the current standard With Help agreement, the Simply List fee is 0.75% of the final purchase price when there is a cooperating broker. It is generally paid at closing. Optional products, shipping, taxes, buyer-broker compensation, and third-party closing costs are separate when applicable.

Does the 1% unrepresented-buyer fee replace the 0.75% With Help fee?

Yes. Under the current standard With Help agreement, the fee is 1% of the final purchase price when there is no cooperating broker. The 1% replaces the 0.75% fee; the two percentages are not added together.

Does the 1% With Help fee apply if I personally find an unrepresented buyer?

Yes. The deciding factor is whether the transaction has a cooperating buyer broker, not who first found the buyer. If the buyer is unrepresented, the current standard With Help agreement uses the 1% fee, including when the seller found the buyer independently.

Are there additional minimum, compliance, transaction, administrative, storage, or success fees on the With Help percentage?

The current standard With Help plan does not add a separate minimum commission, compliance fee, transaction fee, administrative fee, document-storage fee, or success fee to the stated percentage. Optional products, shipping, taxes, an applicable immediate-cancellation charge, negotiated buyer-broker compensation, and third-party expenses remain separate. The reviewed order and signed agreement are the final record for a particular file.

Is buyer-broker compensation optional and negotiated separately?

Yes. Buyer-broker compensation is negotiable, is not set by law, and is separate from the Simply List fee. A seller may decline to offer compensation in advance and may accept, reject, or negotiate a request presented in an offer. Any amount the seller agrees to pay must be documented in writing.

Does With Help include access to GAR forms such as F301 and F322?

With Help customers receive access to the current GAR contract and disclosure forms made available for their listing and transaction. This includes the Seller's Property Disclosure Statement and, when applicable, the Community Association Disclosure. Access is for the customer's Simply List file while it is open and is not a promise of unrestricted access to every form in the complete GAR library. Form numbers and revisions can change.

Will Simply List complete seller disclosures for me?

The seller must provide the facts and complete the disclosure based on the seller's own knowledge. A licensed Simply List professional can help the seller find the applicable form, understand what information a field requests, identify an incomplete response, and route supporting material. Simply List cannot supply facts for the seller or give legal advice about what the seller must disclose.

What offer and negotiation support is included with With Help?

The current standard With Help agreement includes assistance reviewing and negotiating offers and proposed contracts after they are received. Ordinary transaction support can include counteroffers, inspection responses, repair requests, concessions, amendments, closing extensions, signatures, transmission, and contract-to-close coordination without a separate per-offer or per-document charge. The service remains limited to the signed agreement and does not include legal advice, inspections, repairs, appraisals, or other third-party professional work.

What additional help is provided when the buyer has no agent?

Simply List continues to represent the seller within the With Help agreement. The broker can help the seller prepare and negotiate the contract, coordinate signatures and documents, and perform permitted ministerial acts for the unrepresented buyer. Simply List does not become the buyer's adviser merely because the buyer has no agent, and the buyer may obtain independent brokerage or legal advice. Simply List does not visit the property or conduct tours for unrepresented buyers. The owner arranges access and any showing directly.

What remains payable if the home does not sell or the listing is cancelled?

If the property does not sell, no commission is due to Simply List. Receiving an offer alone does not make a commission payable. If the property sells under the signed listing agreement, the applicable Simply List commission is due with no buyer exclusions, including when you find the buyer yourself. Will one broker or agent remain my primary contact through closing?

The listing file identifies the responsible Simply List brokerage contact, and the secure dashboard keeps the complete conversation and transaction history together. The licensed broker remains responsible for the brokerage services, but administrative or licensed team members may handle different parts of the file. The service does not depend on one individual being the only person permitted to respond.

How quickly does Simply List respond to time-sensitive offers and amendments?

Regular office hours are Monday through Friday, 9:00 AM to 5:00 PM Eastern. With Help sellers who are actively negotiating time-sensitive contract terms may receive assistance outside regular hours as provided by the agreement. Send the complete document and its exact deadline through the listing dashboard as soon as it is received. No email, text, or after-hours message should be assumed received or completed until the dashboard or office confirms it.

What listing and marketing tools are included with With Help?

For an eligible property, the standard workflow includes FMLS and GAMLS entry, ShowingTime setup when selected and available, permitted distribution to major real estate websites, the customer listing dashboard, and a buyer-facing draft for seller approval before publication. MLS rules, property type, service area, seller instructions, and third-party distribution policies can affect individual features and timing.

How many listing photos can I upload, and is professional photography included?

The Pricing page and the listing's Add Services checkout show the current price, availability, shipping, tax, and refundable deposit separately before payment. These amounts can change, so the live checkout and final receipt are the authoritative price record instead of an older FAQ or email.

May I request a particular Georgia closing attorney and earnest-money holder?

Yes. A seller may request a preferred Georgia closing attorney or earnest-money holder. The final selection must be stated in the contract, accepted by the parties, and confirmed with the selected firm. The firm must also be willing and able to perform the requested role for that transaction.

What are the With Help listing term, cancellation process, and protected period?

The current standard With Help agreement uses an initial three-month listing period beginning on the marketing commencement date, followed by successive three-month renewals unless properly terminated. It also contains a 60-day protected period for certain buyers introduced during the listing. Cancellation must be submitted through the website process, and any notice requirement or immediate-cancellation charge shown in the signed agreement applies.

What brokerage relationship applies if Simply List or an affiliated agent produces the buyer?

The With Help listing agreement creates a limited-service seller representation relationship. Without Help establishes a customer relationship with transaction brokerage, not seller representation. If Simply List or an affiliated licensee is involved with a prospective buyer, the brokerage must disclose the applicable relationship and follow the written agency provisions for that transaction. A seller is not required to consent to dual agency, and any dual or designated agency relationship requiring consent must be disclosed and authorized in writing.

Can I reject buyer-agent compensation or seller-paid closing costs without losing Simply List service?

Yes. The seller decides whether to accept, reject, or negotiate requests for buyer-broker compensation, seller-paid closing costs, repairs, or other concessions. Rejecting a requested term does not by itself reduce the Simply List services stated in the listing agreement, although it may affect whether a particular buyer proceeds.

Can attorney-approved disclosure wording and supporting documents be added for unusual property conditions?

Yes. The seller should disclose known material conditions accurately and obtain legal advice when the wording or legal effect is uncertain. Simply List can incorporate seller-provided or attorney-approved factual wording into an appropriate listing or transaction document and can retain supporting documents in the secure file. Public MLS remarks and public downloads remain subject to MLS rules, privacy controls, Fair Housing review, and the limits of the selected field.

What is the difference between Better Than Flat Fee MLS, FSBO, and a traditional listing agent?

A true FSBO seller markets and manages the sale without a listing brokerage. a flat fee or limited-service MLS arrangement uses a licensed listing brokerage for the services stated in a written agreement while the seller keeps responsibility for other work. A traditional full-service agent usually manages more of the pricing, preparation, marketing, showings, offers, negotiation, and transaction process. Compare the actual agreement, MLS coverage, support, fee timing, and seller responsibilities rather than relying only on the label.

Can I list a property on the MLS without hiring a traditional full-service agent?

MLS access is provided through participating real estate brokerages, but the brokerage relationship does not have to follow one traditional full-service package. A licensed brokerage may offer a limited-service structure that assigns specific work to the seller and specific work to the brokerage. Read the agreement carefully so you know who handles showings, inquiries, offers, negotiations, documents, changes, and closing.
