Compare the Complete Service, Not Just the Listing Fee
Look beyond the advertised price. Compare MLS coverage, seller technology, listing-performance information, payment timing, who answers your questions, and what happens when an offer arrives.
Simply List includes FMLS and GAMLS. Residential sale-listing fees are paid at closing, not upfront.
An MLS entry is only one part of selling a property.
Georgia listing services can differ in important ways. Some focus primarily on entering the property in an MLS. Others charge separately for additional coverage, changes, technology, or support. The smallest headline number does not explain the complete experience.
Simply List is a licensed Georgia brokerage with a seller marketing platform. It combines FMLS and GAMLS exposure, listing preparation, approval controls, insights, documents, leads, and support choices in one system. Explore the Better Than Flat Fee MLS approach.
Choose the work relationship before you compare the price.
The labels are often used loosely. The practical difference is who performs each part of the sale and what the written agreement requires.
FSBO
The owner markets and manages the sale without a listing brokerage. That can provide maximum control, but it does not create direct access to a professional MLS or transfer compliance and transaction responsibilities to a broker.
Confirm how buyers will find the property, how inquiries will be handled, and who will prepare or review transaction documents.Limited-Service MLS
A licensed brokerage supplies the MLS and brokerage services described in a written agreement. The seller stays actively involved and handles the responsibilities not included in the selected plan.
Simply List adds FMLS and GAMLS exposure, an organized seller workspace, listing insights, documents, and a choice of support levels.Traditional Full Service
A listing agent typically leads more of the pricing, preparation, marketing, showing coordination, offer work, negotiation, and contract-to-close process under the agreement.
Confirm the complete fee, the promised scope, and which work will be performed personally by the assigned agent.Simply List vs. Questions to Ask Any Listing Provider

Make the Decision With Confidence
Before You Choose a Georgia Listing Service
Is there an upfront fee for a Simply List residential sale listing?
No. The Simply List brokerage fee for a residential sale listing is paid at closing. Optional products and third-party services may be priced separately.
Does Simply List include both FMLS and GAMLS?
Yes. Eligible Georgia residential sale listings include professional exposure through FMLS and GAMLS, plus distribution to major consumer real estate websites.
What is the difference between Without Help and With Help?
Without Help is for confident sellers who will manage pricing decisions, offers, negotiations, and contracts. With Help adds Georgia broker guidance with pricing, offer review, negotiation, contract preparation, and contract-to-close coordination.
When does the 1% listing fee apply?
The 1% listing fee applies only to a With Help listing when the buyer is unrepresented. Without Help remains 0.35%.
Are listing changes included?
Yes. Simply List provides a customer dashboard for requesting listing changes. Changes to a published listing must still be processed through the applicable MLS systems.
Can I review the listing before it is published?
Yes. Customers review the listing details, public remarks, features, and photo presentation before approving the draft for office publication.
Is buyer-broker compensation included in the Simply List fee?
No. Buyer-broker compensation is separate, negotiable, and is not included in the advertised Simply List listing fee or savings estimate.
Can I begin Without Help and request more assistance later?
Contact the office before an offer is accepted to discuss whether upgrading to With Help is available for your listing and transaction.
What is the difference between FSBO, limited-service MLS, and traditional full service?
With FSBO, the owner markets and manages the sale without a listing brokerage. A limited-service MLS plan uses a licensed brokerage for the services in the agreement while the seller handles the remaining work. Traditional full service generally assigns more of the process to the listing agent.
Is a flat fee or limited-service MLS listing legal in Georgia?
Georgia permits owners to act with respect to property they own, and licensed brokerages may offer different service levels through written agreements. Applicable law, Fair Housing requirements, advertising rules, the agreement, and local MLS rules still apply.
Can I get MLS exposure without choosing a traditional full-service plan?
Yes. MLS access comes through a participating brokerage, but the listing agreement can provide a limited set of services. Confirm who will handle showings, inquiries, offers, negotiations, documents, changes, and closing before choosing a plan.
