No Hidden Fees

Transparent Georgia MLS pricing

No hidden broker fees. No closing-day surprises.

Your plan price is the plan price. Simply List does not stack broker administration, transaction coordinator, or technology fees onto your closing statement.

Optional services and applicable tax, shipping, or deposits are itemized before you authorize payment.

A simpler fee conversation

Know what Simply List charges before you list.

Some real estate bills are difficult to compare because the advertised rate is only the beginning. A brokerage administration fee, transaction fee, compliance charge, technology fee, or mandatory service bundle can change the number later.

That is not how Simply List prices its brokerage service. We state the selected plan in the listing agreement. If you choose an optional product or service, you see its cost before ordering. We do not invent another office fee at closing.

What we do not add

No pile of office surcharges behind the advertised rate.

These are not separate Simply List charges layered onto the plan in your signed agreement.

01

Broker administration

No separate broker admin or brokerage processing fee.

02

Transaction coordination

No separate fee just because a transaction coordinator or office workflow is involved.

03

Technology or platform

No dashboard, platform, software, or technology surcharge.

04

Document storage

No separate online file, document library, or compliance-storage fee.

05

Mandatory marketing bundle

No surprise package added after you select your plan.

06

Success or office fee

No second Simply List fee created only because the property closes.

Clear does not mean vague

What can still be separate?

Transparent pricing also means being honest about costs that are not the Simply List brokerage fee.

Optional services you select

Photography, yard signs, Supra lockboxes, Coming Soon service, open-house promotion, and other optional products are charged only when ordered. Checkout separates the product price, applicable tax, shipping, and any refundable deposit.

Negotiated contract terms

Buyer-broker compensation, seller-paid closing costs, repairs, credits, and concessions are transaction terms. They are not hidden Simply List fees.

Property and closing expenses

Attorney charges, property taxes, liens, loan payoffs, HOA charges, recording costs, and similar third-party amounts depend on the property and final closing statement.

A disclosed cancellation path

Before draft approval, the current cancellation path does not charge a termination fee, although required owners must sign the termination. After draft approval, immediate cancellation currently costs $75.00 for a sale listing or $50.00 for a rental listing. Letting the listing expire does not have an early-cancellation charge. The signed agreement and checkout review control.

Compare brokers confidently

Ask for the complete number, not just the headline rate.

A lower advertised price may not be lower after required office fees are added. Ask every listing broker these questions before signing.

The Simply List promise

Choose what helps. Skip what does not.
