Is there an upfront fee for a Simply List residential sale listing?
No. The Simply List brokerage fee for a residential sale listing is paid at closing. Optional products and third-party services may be priced separately.
Does Simply List include both FMLS and GAMLS?
Yes. Eligible Georgia residential sale listings include professional exposure through FMLS and GAMLS, plus distribution to major consumer real estate websites.
What is the difference between Without Help and With Help?
Without Help is for confident sellers who will manage pricing decisions, offers, negotiations, and contracts. With Help adds Georgia broker guidance with pricing, offer review, negotiation, contract preparation, and contract-to-close coordination.
When does the 1% listing fee apply?
The 1% listing fee applies only to a With Help listing when the buyer is unrepresented. Without Help remains 0.35%.
Are listing changes included?
Yes. Simply List provides a customer dashboard for requesting listing changes. Changes to a published listing must still be processed through the applicable MLS systems.
Can I review the listing before it is published?
Yes. Customers review the listing details, public remarks, features, and photo presentation before approving the draft for office publication.
Is buyer-broker compensation included in the Simply List fee?
No. Buyer-broker compensation is separate, negotiable, and is not included in the advertised Simply List listing fee or savings estimate.
Can I begin Without Help and request more assistance later?
Contact the office before an offer is accepted to discuss whether upgrading to With Help is available for your listing and transaction.
