Price is one line in the agreement

Ask what the fee includes before comparing totals.

01

MLS coverage

Which MLS systems are included, and will the listing be distributed to the websites you expect?

02

Broker support

Who helps with pricing, inquiries, offers, negotiation, contracts, and closing questions?

03

Changes and tools

Are listing changes, showing tools, forms, documents, lead routing, and performance information included?

04

Payment timing

Is the fee paid upfront, at closing, or partly at each stage? What happens if the property does not sell?

05

Extra brokerage fees

Check for minimums, administration, compliance, technology, coordination, cancellation, or success fees.

06

Separate transaction costs

Buyer-broker compensation, closing costs, concessions, repairs, taxes, and other third-party expenses may still apply.

Listing fee questions

Answers for sellers comparing $5,000 and 1% offers.

Is a $5,000 Flat Fee always cheaper than a 1% listing fee?

No. The two fees are equal on a $500,000 sale. A 1% fee is lower below $500,000, while a fixed $5,000 fee is lower above $500,000. Compare included services and other charges before deciding.

What does “1 listing fee real estate” usually mean?

Searchers usually mean a 1% listing fee charged on the final sale price. Confirm whether the rate applies only to the listing brokerage, what support it includes, when it is due, and whether any minimum or additional fees apply.

What can a $5,000 Flat Fee Realtor include?

The phrase describes price, not a standard service package. One brokerage may include full representation while another may limit support or charge separately for MLS coverage, changes, marketing, compliance, or transaction work. Read the written agreement.

Does a 1% listing fee include buyer-broker compensation?

Do not assume that it does. Buyer-broker compensation is separate and negotiable unless a written agreement or contract expressly says otherwise. Closing costs, concessions, repairs, and other third-party expenses are also separate.

How does Simply List compare with $5,000 and 1% options?

Simply List currently offers a 0.35% Without Help sale plan and a 0.75% With Help sale plan, each paid at closing with no upfront sale-listing fee. The With Help fee is 1% only when the buyer is unrepresented. The signed listing agreement controls the services and fee for a specific property.

Should I choose a page that promises the lowest fee?

Choose the service that matches the work you can confidently handle. Compare MLS access, pricing guidance, inquiry routing, showing tools, listing changes, offer review, negotiation, contracts, closing coordination, payment timing, and optional charges.
