The complete process

Six stages, one connected property file

The website does not directly edit an MLS record when you save a form. Your property workspace collects and organizes the information. Simply List then prepares, reviews, enters, and processes the corresponding MLS work at the correct stage.

Start the file

Order and dashboard

Choose the listing plan and any optional services. After the order is accepted, the property receives its own dashboard. That dashboard becomes the source for the address, plan, customer, order details, receipts, and progress.

  • The property is tied to your signed-in account.
  • Duplicate-submission safeguards prevent repeated files while the dashboard loads.
  • Optional sign, photography, lockbox, Coming Soon, and open-house orders remain itemized.

Build the listing

Agreement, property information, photos, and documents

Complete the agreement setup, property facts, public remarks, photos, and applicable disclosures from the same property workspace. You can return to unfinished work without starting another listing.

  • Property facts and uploaded photos become the working source for MLS data entry.
  • Required sale disclosures remain part of the listing file, but an unfinished disclosure does not erase other property work.
  • Private uploads stay available only to the customer and authorized office users unless a document is specifically approved for public display.

Review the presentation

Draft preparation and customer approval

The office uses the submitted file to prepare the listing draft. You review the price, property facts, remarks, photo order, and other visible listing information before publication.

Request the correction and review the revised draft.

Everything is correct?

Approve the draft to release it to the publishing queue.

Before draft approval: saved property edits update the working file and do not create a separate MLS change queue item.

Office publication

Queue, MLS data entry, and publishing

Draft approval does not make the listing instantly live. It creates the office's new-listing task. New listings receive first queue priority, and your place in that queue is visible through the dashboard.

  1. Approval recordedThe approved draft is locked as the source for entry.
  2. Queue position displayedYou can see that the property is waiting for office processing.
  3. FMLS and GAMLS entryThe office enters and quality-checks the approved information.
  4. Publication completedThe dashboard changes to Active and displays available public listing links.

Our processing target is the end of the following business day. A draft approved after 12:00 noon on Friday is targeted for completion by the end of Monday, excluding holidays and circumstances outside the office's control.

Keep it accurate

MLS edits and change requests

After draft approval, a customer edit becomes an MLS change request rather than an automatic change to FMLS or GAMLS. This protects the published record and gives both the customer and office a traceable history.

After draft approval: the dashboard shows the request and queue status. When the office completes the MLS work, the website updates to display the processed change.

Manage the transaction

Offers, contracts, document folders, and closing

When an offer becomes a contract, the property workspace moves from active marketing into the transaction workflow. Contract records are organized by buyer name so the current contract remains clear while terminated buyer files stay collapsed and archived.

Customer uploads

Upload the contract, amendments, termination documents, disclosures, and supporting material to the applicable buyer file. The original file name is replaced with the selected document type for consistent organization.

Office action

Without Help customers identify whether an upload requests an office signature, changes an existing contract, or terminates the contract. Ordinary uploads can be acknowledged as processed without suggesting that Simply List approved the document.

Access and retention

Documents remain private to the customer and authorized office users unless specifically designated for public disclosure. Contract records and activity remain connected to the property through the applicable retention period.

With Help customers receive the contracted level of broker support. Without Help document storage and office processing do not create legal review or approval of customer-prepared contracts.

Ordered products have their own fulfillment status so a sign, photography appointment, or lockbox does not hide the next MLS action.

Common questions

Know exactly what the dashboard is telling you

Does approving my draft publish the listing immediately?

No. Approval tells the office that the draft is ready for final MLS data entry and publishing. The property enters the new-listing queue, and your dashboard shows the request and its place in that queue.

Can I change information before I approve the draft?

Yes. Before draft approval, saved property changes become part of the working listing file and do not create a separate MLS change request. Review every field and photo before approving the draft.

Do changes entered on the website update FMLS and GAMLS automatically?

No. After draft approval, a submitted edit creates an office change request. The dashboard shows the request in the MLS change queue. The office updates the applicable MLS records, completes the request, and then the website reflects the processed change.

Where can I see the status of my listing or change?

Open the property in My Listings. The current file status, next step, publication queue, change queue, messages, and completed activity remain connected to that property file.

What happens when I upload a contract?

The contract is stored in the secure document workspace for the property and organized with the buyer file. A Without Help customer can identify the requested office action, such as a signature request, amendment, or termination. Ordinary uploads do not imply that the office reviewed or approved the legal terms.

When will the listing appear on other real estate websites?

After the listing is published in the MLS, eligible information is distributed through MLS data feeds. FMLS, GAMLS, and each third-party website control their own processing schedules, so those sites may not update at the same time.
