Listing performance is the available record of how people interact with your published property over time. It may include views, saves or favorites, shares, inquiries, gallery activity, and virtual-tour activity, depending on what each source reports.

Seeing those signals together can help you ask better questions. Is attention building or slowing? Are people viewing without saving? Did activity change after new photos, a price adjustment, or a shift in the local market? Listing Insights gives you evidence to discuss, while keeping the listing, messages, leads, and documents in one workspace.

Publication

FMLS and GAMLS

Simply List publishes eligible listing information through FMLS and GAMLS. Each MLS distributes that information under its own feeds, rules, timing, and participating network.

Aggregation

ListTrac through GAMLS

ListTrac is listing-performance aggregation software. Our current connection is issued through GAMLS and links each property using its GAMLS listing number. It collects activity made available by participating websites and MLS-connected tools.

First-party

SimplyListAtlanta.com

Activity that happens directly on Simply List pages is first-party activity. Direct inquiry forms are included in the seller workspace. Public-page visits remain separate unless a connected reporting source also identifies them.

Market context

FMLS InfoSparks

InfoSparks is market-statistics software provided through FMLS. We use its county reporting for broader trends such as prices, inventory, sales, and market time when those measures are available.

Variable reporting

Third-party real estate websites

Third-party portals decide whether they participate, which events they send, and how quickly they report. A portal may show a private total that does not appear in ListTrac, or its number may differ because the systems define and update activity differently.

County market statistics

See the market around the property.

Your listing does not compete in isolation. The seller workspace connects the property to its county market page, where available FMLS InfoSparks statistics add context to the listing's own performance.

Seller Net Sheet

Estimate what may remain after closing.

When you are evaluating an offer, the Seller Net Sheet organizes common transaction figures into a practical estimate of possible seller proceeds. It is a planning tool for residential sales, not a final accounting statement.

  • Start with the contract price and expected closing date.
  • Add seller-paid costs, credits, prorated taxes, payoffs, liens, and closing charges.
  • Use the Simply List commission already connected to the listing plan.
  • Print or save the estimate for your records and compare it with the final settlement statement.

Only activity made available by connected and participating sources can be shown. Missing data does not mean a listing had no exposure.

Events are not unique people

A person can create several views or actions. Reported totals do not verify the number or identity of individual buyers.

Metrics do not predict a sale

Activity can inform a pricing or marketing conversation, but it cannot guarantee a showing, offer, contract, price, or closing date.

The net sheet is an estimate

Taxes, prorations, payoffs, credits, and closing charges can change. The closing attorney prepares the controlling settlement statement.

What does listing performance mean?

Listing performance is the available record of how people interact with a published listing over time. Depending on the reporting source, that can include views, saves or favorites, shares, inquiries, gallery activity, and virtual-tour activity.

Where does Listing Insights data come from?

Simply List combines first-party activity from SimplyListAtlanta.com with activity made available through ListTrac. Our current ListTrac connection is issued through GAMLS and linked to each property by its GAMLS listing number. ListTrac aggregates data reported by participating real estate websites and MLS-connected tools.

Why might a portal show a different number?

Third-party real estate websites control what they report, how often they report it, and how they define an event. A portal may not participate, may report with a delay, or may show a private total that is different from the activity available through ListTrac.

Are listing views the same as unique buyers?

No. A view is a reported activity event, not a verified unique person. One person may view a listing more than once, and not every website reports every activity type.

What are the county market statistics?

County market statistics use FMLS InfoSparks reporting to show broader trends such as prices, inventory, new listings, sales, and market time when those measures are available. They provide market context and are separate from activity on one property.

When does Listing Insights begin reporting?

Reporting begins after the listing is published, the correct GAMLS listing number is connected, and a participating source reports activity to ListTrac. Simply List then retains the available reporting history for the listing.

Is the Seller Net Sheet a final settlement statement?

No. It is a planning estimate based on the amounts entered by the seller. The closing attorney prepares the final settlement statement and determines the actual prorations, payoffs, taxes, credits, fees, and disbursement.

Can rental customers use these tools?

Eligible published rental listings can use Listing Insights and county market context when reporting is connected. The current Seller Net Sheet is designed for residential-sale closings.
