A simpler fee conversation
Know what Simply List charges before you list.
Some real estate bills are difficult to compare because the advertised rate is only the beginning. A brokerage administration fee, transaction fee, compliance charge, technology fee, or mandatory service bundle can change the number later.
That is not how Simply List prices its brokerage service. We state the selected plan in the listing agreement. If you choose an optional product or service, you see its cost before ordering. We do not invent another office fee at closing.

What can still be separate?
Transparent pricing also means being honest about costs that are not the Simply List brokerage fee.
Optional services you select
Photography, yard signs, Supra lockboxes, Coming Soon service, open-house promotion, and other optional products are charged only when ordered. Checkout separates the product price, applicable tax, shipping, and any refundable deposit.
Negotiated contract terms
Buyer-broker compensation, seller-paid closing costs, repairs, credits, and concessions are transaction terms. They are not hidden Simply List fees.
Property and closing expenses
Attorney charges, property taxes, liens, loan payoffs, HOA charges, recording costs, and similar third-party amounts depend on the property and final closing statement.
A disclosed cancellation path
Before draft approval, the current cancellation path does not charge a termination fee, although required owners must sign the termination. After draft approval, immediate cancellation currently costs $75.00 for a sale listing or $50.00 for a rental listing. Letting the listing expire does not have an early-cancellation charge. Does Simply List charge a broker administration fee?
No. Simply List does not add a separate broker administration or brokerage processing fee to the plan fee stated in your signed listing agreement.
Is there a transaction coordinator fee?
No. We do not add a separate transaction coordinator fee. The responsibilities included with your selected plan are described before you sign.
Is there a technology, platform, or document-storage fee?
No. Simply List does not add a separate technology, platform, dashboard, compliance, or document-storage fee to the stated plan price.
Are optional services included in the listing fee?
No. Photography, signs, Supra lockboxes, Coming Soon service, open-house promotion, and other optional products are separate only when you choose them. Their price, tax, shipping, and any refundable deposit are itemized before payment.
Can other costs still appear at closing?
Yes. Closing attorney charges, taxes, liens, payoffs, HOA charges, repairs, concessions, buyer-broker compensation, and other third-party transaction costs are separate from the Simply List listing fee. They depend on the property, contract, and closing statement.
Is buyer-broker compensation required by Simply List?
No. Buyer-broker compensation is separate from the Simply List fee and is negotiated as part of the transaction. A seller may evaluate and accept, reject, or counter a request subject to the signed contract and applicable law.
