What these housing market numbers mean
Read price, supply and selling pace together for a fuller picture.
Prices & buyer activity
Median sale price marks the midpoint of completed sales. It can shift when the mix of homes sold changes. Pending sales and showings add context about activity before a sale closes.
Inventory & months of supply
Inventory counts active listings at month end. InfoSparks divides that count by average monthly pending sales over the last 12 months to calculate months of supply. More supply means more choice relative to sales activity; it does not predict how long one home will take to sell.
Time on market & pricing
Average days on market runs from listing to offer acceptance. It does not measure time to closing. Cumulative days includes listing history counted by the source. Read both alongside the percentage of original price received.
What does percent of original price mean?
This is the average sale-to-original-price ratio for sold listings. Original price refers to the most recent listing ID, so a relisted home can have a new original price. It is not the last reduced asking price or necessarily the first price ever advertised. Seller concessions are not deducted. Changes in this percentage are labeled as percentage points on this page.
Which counties make up Greater Atlanta in InfoSparks?
The manual defines Greater Atlanta as Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding and Rockdale. This page includes individual tabs for all 11 of those counties. How are prices and showing activity measured?
Sale-price and price-per-square-foot measures use closed sales and do not deduct seller concessions. InfoSparks applies data-cleaning rules: certain sales remain in sale counts but are excluded from price, price-per-square-foot and days-on-market calculations. Showings per listing is an average of scheduled showings on active listings, not the number of buyers or showings needed to obtain a contract. ShowingTime coverage and eligibility rules apply.
What is attached versus detached housing?
Attached homes share a wall with another home, such as many condos and townhomes. Detached homes stand separately. The filters here follow FMLS Residential Attached and Residential Detached classifications.
Why do Atlanta market reports show different numbers?
City limits, county groups and MLS service areas cover different homes. The overview uses the source’s Greater Atlanta Area segment; the inventory section uses Entire FMLS Area. Compare matching geography, property types, metrics and reporting months.
How often does this page update?
Source checks are scheduled for the 1st and 15th of each month. The last-update notice records the latest successful data refresh. The month beside each metric is its reporting period, which may be earlier. An open page checks for a refreshed snapshot automatically.
Can these statistics tell me what my home is worth?
