Listing Modification

• No Active or Pending Contracts: You are attesting that your property is not currently under contract and that there are no open purchase agreements in place at the time of this cancellation request.
• No Verbal or Anticipated Offers: You confirm that you have not received any verbal offers, nor do you have notice of incoming or anticipated offers from any buyer, broker, or other party at the time of this request.
• Commission Obligations:
• If the property went under contract at any point after your Listing Agreement was signed and before this cancellation request was received, any commission obligations outlined in your Listing Agreement remain in effect.
• Simply List is notified of title transfers through MLS-enforced tax record audits, which are used to confirm compliance.
• If your request is to not renew your listing, you acknowledge that you remain obligated to pay a commission if an offer has been received on or before the expiration date of your listing period.
• Expiration Notices: Requests to allow a listing to expire must be received at least three (3) days before the scheduled expiration date. If your listing has already been extended beyond the original expiration date, you must select the Cancel Now option instead.
• Termination Form Required: After checkout, you will be redirected to sign a Listing Termination Form. This document must be completed before your cancellation request can be processed.
• Processing Time: Please allow 2–5 business days for cancellations to be processed. Listing removal is a manual process that requires MLS assistance to complete.
