Our Limited Full Service (Sale + Help) Includes:
- Your Property Listed until SOLD
- Property Types that can be listed: Single-Family Home, Condominium, Townhouse, Residential Developed lot, Land, Farm, & Multi-Dwelling
- Seller Representation. A local and licensed professional real estate agent will represent you and work with you through the entire sales process up to closing.
- Contract Negotiations. Your real estate agent will negotiate an offer with a buyer’s agent on your behalf or assist you with an offer from a buyer not represented by an agent. No limit on the number of contracts negotiated.
- List on BOTH First Multiple Listing Service (FMLS) and Georgia MLS (GAMLS) – the two MLS systems of Greater Atlanta. Also searchable on MGMLS (Middle Georgia MLS).
- Your property advertised on Zillow.com, Realtor.com, Trulia.com – Syndication to 1000+ real estate websites, including local/Georgia broker websites (e.g. Keller Williams, Coldwell Banker, RE/MAX)
- Your listing looks identical to a traditional full service listing
- Buyers’ agents call you directly to show your property
- Opportunity to show and sell your property yourself to a buyer not represented by an agent and you pay NO selling commission
- You have the option to advertise your property yourself on your own website, post ads, flyers, etc.
- Listed within 24 hours. For submission of completed listing forms and photos after 12 Noon on Friday or over the weekend, the property will be listed the following Monday.
- Photos
- Up to 36 photos displayed on your FMLS and GAMLS listing, including a required primary photo (exterior front view of property)
- Photo format: JPG; Photo resolution: Approx. 1600 x 1066 pixels; File size per photo: No larger than 2MB.
- Use your own photos and not photos that belong to others without their written permission
- Comparative Market Analysis, if requested
- Listing Price Suggestion, if requested
- Selling strategy advice, consultations with listing agent
- Suggestions and tips on preparing your home to show
- Seller’s Property Disclosure form and any applicable disclosure forms
- Real estate broker For Sale Yard Sign with metal stand. Optional: “Call Owner” rider with your phone number printed available to purchase.
- Agent-Access Electronic “Supra” Lockbox available for a one-time lease fee (Available in Greater Atlanta only)
- Feedback for comments about your property from showing agents with lease of Supra lockbox
- Open House notice posted on GeorgiaOpenHouses.com, Zillow.com, Realtor.com, etc. Owner may hold an open house.
- Changes to listing (e.g. list price, selling commission, remarks), free of charge, except to cancel listing (see #27).
- Extend listing past the initial listing period, free of charge. Listing will be extended in three-month increments until property is sold, unless terminated by seller.
- Follow-ups with closing attorney. Your listing agent stays in touch with the closing attorney to make sure everything is getting set for the closing.
- Settlement Statement review. Your agent reviews the Settlement Statement to verify that all itemized costs and credits are correct.
- Due at Closing: A commission (e.g. 3%) to a buyer’s agent, if an agent brought you a buyer and sold your property. Plus, 0.75% (which also can be stated as the sales price X .0075) commission to Simply List™. If you sell your property yourself to a buyer not represented by an agent, the total commission to Simply List™ at closing is 1% (which also can be stated as sales price X .01) for additional contract negotiation assistance provided to you by your listing agent for a buyer without an agent.
- Cancel Listing – $75 FMLS and GAMLS withdraw fees, and Simply List™ time to process cancellation (does not apply when property sells and closes).
- Relist Property – Free of charge, if no transaction had occurred on property previously listed, and Seller relists within 90 (ninety) days of un-listing.
