A clearer view of Greater Atlanta housing trends

The Greater Atlanta overview brings together 11 measures, including median sale price, new listings, homes for sale, pending sales, closed sales and average days on market. You can also explore cumulative days on market, months of supply, the percentage of original price received, median price per square foot and showings per listing.

Instead of reading an isolated headline, select a metric and follow its history. Switch between one year, two years and the full available series. The monthly values and year-over-year comparisons help you distinguish a recent movement from the same period a year earlier. An accessible data table provides the numbers behind each chart.

This matters because one statistic rarely tells the whole story. A change in median sale price can reflect a different mix of homes selling. Inventory and sales activity provide additional context, while time on market offers another perspective on the pace of sales.

Compare attached and detached FMLS inventory

The FMLS inventory section lets you switch between Both, Attached and Detached housing. Each view pairs the number of homes for sale with months of supply, so you can examine available inventory alongside the pace of sales.

Attached housing includes homes that share a wall, such as many condominiums and townhomes. Detached housing stands separately. The page follows the housing classifications in the supplied FMLS feeds.

Months of supply expresses inventory in relation to sales activity. It helps put a raw listing count into context, but it does not estimate the time required to sell an individual property. The Both view uses the combined source figures rather than averaging the attached and detached values.

Fresh data without rebuilding your research

Simply List schedules source checks for the 1st and 15th of each month. When a complete refresh succeeds, the page displays a last-update notice with the date and time. If you leave the page open, it checks for the latest saved snapshot automatically.

The reporting month appears separately from the refresh time. That distinction matters: a September refresh may still show August’s monthly results. The feature displays the latest reported source data; it does not present monthly statistics as live listing activity. Historical results may also be revised by the source.

Know which market you are comparing

The overview covers the source’s Greater Atlanta Area segment. The inventory breakdown covers the broader Entire FMLS Area. These are different geographic views, so their totals should not be treated as interchangeable.

Other Atlanta reports may cover the city itself, a selected group of counties or a different MLS region.
