Publication is a milestone, not the end of the seller journey. Once a Simply List property is live, the dashboard becomes an ongoing workspace for reviewing documents, communicating with the office, requesting listing changes, and submitting offers or contract documents for confidential processing.
Confirm the live presentation
Open Preview Listing and review the active buyer-facing presentation. Check the price, public remarks, facts, property highlights, and photo order one more time.
If something needs correction, submit a request through the Requests tab. A request creates a trackable item for office processing. Explain the exact change and include enough detail to identify the field or service involved.
Review the Documents tab
The Documents area acts as a private library for the listing. Depending on the stage of the transaction, it may contain:
- Signed listing agreement
- Original FMLS listing PDF
- Original GAMLS listing PDF
- RPR CMA report, when provided
- Seller’s Property Disclosure
- Lead-Based Paint Disclosure
- Community Association Disclosure
- DeKalb County Plumbing Disclosure, when applicable
- Customer-submitted transaction PDFs
- Documents returned by the Simply List office
Select an available document to preview it without leaving the dashboard, or open the original in a separate browser tab.
The FMLS and GAMLS documents are the original printouts uploaded when the listing was published. They do not automatically refresh in the dashboard after each MLS change.
Send messages and listing requests
Use Messages for a conversation tied to the property. When the office sends a new message, the dashboard can display an unread badge. Replies stay with the listing, which is especially helpful when a seller has more than one property.
Use Requests when you need an action. Available services may include listing changes, open houses, photography, signs, lockboxes, or cancellation. Submitted requests appear in a history with their processing status and office response.
Service Updates on the Overview may also show photography scheduling, sign shipping or delivery, and Supra lockbox assignment or tracking information when those services are part of the order.
Submit an offer or contract document
When an offer arrives, use Submit a Contract Document in the dashboard Overview. Choose the appropriate document type, add a clear title, and upload the PDF.
The tool accepts categories including:
- Offer
- Binding agreement
- Counteroffer
- Amendment
- Inspection or repair amendment
- Termination
- Closing document
- Other transaction document
The dashboard accepts transaction documents as PDFs and stores customer submissions in private listing storage. Access is limited to the listing customer and authorized office staff through protected links.
Understand Georgia contract timing
A submitted offer is not automatically a binding agreement. Follow the terms, acceptance requirements, and deadlines in the document itself. Once an agreement becomes binding, send the complete PDF promptly so the Simply List office can process the transaction file.
Simply List lists contract-processing hours as Monday through Friday, 9:00 a.m. to 5:00 p.m. The dashboard records a successful upload and places the document in the confidential Documents area, but uploading outside office hours does not mean it has already been reviewed.
For legal questions about an offer, contract term, deadline, or your obligations, consult a qualified Georgia real estate attorney. The dashboard is a document-delivery and listing-management tool, not a substitute for legal advice.
Watch for returned documents
After office processing, an office-signed or processed PDF may be returned to your confidential Documents section. The dashboard labels returned files so they are easier to identify, and the customer can receive an email when a returned document becomes available.
Keep using the same listing workspace through amendments, inspection negotiations, termination, or closing. That keeps the messages, requests, and transaction library connected to the correct property.
