How to Prepare Your Georgia MLS Listing in the Simply List Dashboard

Use this Georgia MLS listing checklist to complete your agreement, property information, photos, and applicable disclosures in the Simply List dashboard.

A strong MLS listing starts with complete, accurate source information. The Simply List dashboard gives Georgia home sellers a clear preparation sequence: complete the agreement, provide the property details, add photos, and submit the disclosures that apply to the property.

Completing these steps carefully helps the office prepare an accurate draft for your review.

Step 1: Complete the listing agreement

Open the Listing Agreement item in the Overview. The dashboard shows whether the agreement has been created, sent, viewed, partially signed, or completed.

If more than one owner must sign, the agreement may remain in progress until every required signer has finished. After completion, the signed agreement becomes available in the Documents area. While signatures are still pending, the dashboard may provide a link to open the agreement in SignNow.

Eligible Without Help sale listings may also display an Upgrade to With Help option next to the service level. The dashboard prevents duplicate upgrade requests and preserves the earlier agreement record as part of the file history.

Step 2: Complete the MLS Property Information form

The property form collects the information the office needs to prepare the MLS entry. Depending on the property, this may include price, parcel and county information, bedrooms and bathrooms, square footage, parking, year built, lot details, features, public remarks, and other listing facts.

If you pause before finishing, return through Resume Property Form. After submission, use Edit Property Information when you need to correct or expand the details.

Accuracy matters. Before submitting, double-check:

  • Street address, city, county, and ZIP code
  • List price and property category
  • Bedroom and bathroom totals
  • Square footage, lot size, and year built
  • HOA or community association information
  • Public remarks and property highlights
  • Virtual tour link, if applicable

The private draft preview later gives you another opportunity to review the buyer-facing result.

Step 3: Upload and arrange listing photos

Open the Photos tab to upload or manage your images. Use bright, horizontal photos when possible. For most detached homes, a strong exterior image is the best first photo; a condominium or townhouse may benefit from a different lead image.

Photo order matters because the first image becomes the visual introduction to the listing. Review the complete sequence, not only the first few pictures. The draft preview includes a gallery and full-screen viewer, making it easier to see the presentation a buyer will encounter.

If professional photography was ordered, the dashboard may show scheduling or delivery updates instead of asking you to upload photos yourself.

Step 4: Complete applicable Georgia disclosures

The Documents tab identifies missing disclosures and links to the Forms Library for blank copies. Complete the applicable form, save it as a PDF, and submit it through the confidential upload tool.

The dashboard may track:

  • Seller’s Property Disclosure: requested for every listing transaction file
  • Lead-Based Paint Disclosure: required for homes built in 1978 or earlier
  • Community Association Disclosure: required when the property has an HOA or community association
  • DeKalb County Plumbing Disclosure: required only for properties in DeKalb County, Georgia

The dashboard uses the saved year-built, association, and county information to indicate which conditional documents apply. If those property details are wrong, correct the property information so the checklist can reflect the right requirements.

Uploaded disclosures can be previewed in the dashboard. To replace one, return to the unified upload tool and choose the matching document type.

Watch the readiness indicators

The Overview summarizes the agreement, property details, photos, documents, and draft approval. A check indicates a completed item; an attention state or numbered badge identifies remaining work.

Disclosures are important transaction-file documents, but the core listing sequence centers on the completed agreement, property information, and photos. Once the preparation items are ready, Simply List can assemble the private draft for your review.

Frequently asked questions

What photo file should appear first?

Choose the image most likely to make a buyer want to see more. For many detached homes, that is a well-lit exterior view. Review the final order in the draft preview.

Is the lead-based paint disclosure required for every home?

No. The dashboard marks it as required for a home built in 1978 or earlier, based on the saved year-built information.

Where can I find blank disclosure forms?

Use Open Forms Library in the Documents tab, then upload the completed PDF through the dashboard’s confidential upload tool.

Do all Georgia sellers need the DeKalb County Plumbing Disclosure?

No. It applies only when the listed property is built before 1993 and is in DeKalb County, Georgia.
